BER Certificates - The process our assessors use to audit your property for your BER cert.
1. The assessor should take about an hour to record all the information needed for your BER certificate.
2. Record the MPRN number, which is located on the ESB utility bill.
3. Record the age of the property and any added extensions.
4. Type of dwelling e.g. detached house / mid terrace.
5. Wall construction e.g. cavity / solid concrete including any extensions.
6. Roof construction e.g. pitched or flat and thickness of insulation if any.
7. Ground floor construction e.g. solid / suspended.
8. Measurements to be taken for: total floor areas / heat loss floor areas / gross heat loss wall areas and storey heights.
9. Take measurements of the living area.
10. Take the perimeter / total ground floor (P/A) ratio.
11. Record all details of draught stripping.
12. Record all low energy lights for energy rating purposes.
13. Determine what the thermal mass is for walls / floor and roof.
14. Record all the data from openings, windows / door e.g. glazing details, frame, dimensions, gap, over shading and direction.
15. Record all room data, e.g. chimney / flueless gas fires / open flues / fans / vents / radiators with or without TRVs / number of lights.
16. Ventilation factors which include number of sheltered sides / draught lobby on entrance / if pressure test has been done.
17. Record any information on primary and secondary heating system e.g. radiator system / storage heaters / under floor heating etc for ber certificates.
18. Record primary and secondary heating fuel e.g. mains gas / oil / house coal or electricity etc.
19. Record all boiler information e.g. standard / combi / condensing etc for BER purposes.
20. Record any information on heat pumps for BER energy certs purposes.
21. Record all information on primary hot water system (domestic hot water) for BER certs.
22. Record type of cylinder / combi / CPSU / thermal store and the type and thickness of insulation used.
23. Record all information used in solar water heating system, if any.
24. Record all information used in the heating system controls e.g. number of room thermostats / programmer / timeclock / bypass / TRVs / full zone control /weather compensator / boiler interlock and more.
